Sonoma County, CA

The Sonoma-Marin Area Rail Transit (SMART) creates an alternative transportation option for communities along the 70-mile corridor. The Transit-Oriented Development areas present a substantial opportunity for North Bay communities to increase their wealth through high-density development.

Santa Rosa’s value per acre peaks at over $26 million in Downtown, with mixed-use buildings and historical properties in the Historic Railroad Square District reaching tax values of around $18 million per acre.

Within each site, future value was projected in three different scenarios: current conditions, moderate buildout and the highest buildout. Land use codes and pertinent development proposals were used to gauge the projected densities in each scenario.
